Located just steps from the Powerline Trail and minutes from Lake Tahoe, Heavenly Village, Van Sickle, Ski Run Marina, and Bijou Park, it’s the perfect summer basecamp. Spend your days hiking, biking, boating, paddleboarding, or exploring Tahoe’s beaches and trails, then relax among the pines in comfort and style. When the snow melts, the mountains turn into a playground. Download the AllTrails app to discover all the hikes nearby—there’s even a trailhead right inside our neighborhood. Please remember: with the high fire risk in Tahoe, no open flames are allowed on the property—no exceptions.

WINTER TRAVELERS – MOUNTAIN NOTES
Winter in the Tahoe mountains can be magical… and wild. Please arrive prepared. You’ll need chains or AWD, not just for the pass, but to make your way safely around the Basin. Pack like the mountains might keep you an extra night: water, snacks, blankets, a small shovel, first aid, and flashlights- always come in handy! Snowstorms can roll in quickly, and road closures may mean arriving later or leaving later than planned.

WINTER CONDITIONS & SNOWMELT DISCLOSURE

Lake Tahoe winter conditions can change quickly. During periods of snowfall and snowmelt, outdoor areas such as decks, walkways, and yards may temporarily reveal natural debris or items that were previously buried under snow. This can occasionally include pine needles, branches, wind-blown debris, or glass from bottles that may have broken in deep snow and become visible during melt cycles.

Our team performs regular exterior inspections and cleanups; however, snow accumulation and melt can reveal items between service visits. Outdoor mountain conditions are considered a natural environmental condition rather than a maintenance issue.

Guests should use caution when walking outdoors during winter conditions and notify us immediately if anything needs attention so we can address it promptly.

Minor outdoor debris revealed by snowmelt does not qualify as a cleanliness issue or refund condition.

Power and internet outages happen up here and are part of mountain life—these will not be compensated, so thank you for understanding.

If you’d like road or weather updates - we ask that you reach out before heading up the hill.

PLEASE NOTE OUR TAHOE HOUSE RULES:

NO PARTIES!
The mountains are peaceful—let’s keep them that way. No parties of any kind are allowed. Please be kind to our neighbors!

QUIET HOURS:
Tahoe nights are calm and starry. There is a blanket curfew all around the basin and in South Lake Tahoe the curfew is 10pm.

MUST BE BEAR AWARE:
Living in the forest means sharing space with our wild neighbors.
Please follow these mountain-smart rules:
Always use the bear box for all trash.
Never leave food in vehicles.
Keep doors to the home and cars locked.
Do not leave windows open or unsecured.
Never leave food outside.
And of course—do not feed the bears.

• These are strictly prohibited due to high fire danger -
  This home does have a propane BBQ, you’re welcome to use it—please note guests are responsible for refilling the tank if needed.

IMPORTANT TRAVEL NOTICE – PLEASE READ !!!
Mountain weather and wildfire conditions can change quickly in Lake Tahoe. For your peace of mind, we highly recommend purchasing travel insurance at the time of booking.

Because we maintain a strict cancellation policy, refunds are not issued directly through us. However, if your plans change for a covered reason, you may be able to file a claim for reimbursement through your insurance provider.

Airbnb-recommended travel insurance may cover the following:

-Up to 100% of non-refundable costs for covered cancellations (illness, severe weather, flight disruptions, wildfire impacts, etc.)
-Up to $750 per person for delays over 24 hours
-Up to $50,000 per person for medical emergencies

• Up to $1,000 for lost or damaged luggage

Most policies must be purchased within 15 days of booking, and many offer a 10-day review period for a full refund if you change your mind.
